What we do:

  • We charge competitive fees. At 8% Let only and 13% Let & Managed we help maximize a Landlord’s return.
  • We market your property proactively, advertising on our own website and on at least four portals, including Primelocation.
  • We do business when our applicants are available. This means lunchtimes, evenings and weekends – even Sundays and bank holidays. We are open later than other agents in the area.
  • All tenants are referenced by an independent and professional agency. We are also able to guarantee the rent for a small cost.
  • We organise a professional inventory.
  • We take care of legal requirements such as the Gas Safety Certificate and the Environmental Performance Certificate.
  • We are registered with the Tenancy Deposit Scheme so we can hold the tenant’s deposit for you and ensure that all the rules of the scheme are adhered to.
  • We offer a full property management service. We look after your property and your tenant, giving you peace of mind. Just as importantly, we make sure you get paid on time. We do not have to have let a property to take over the management of it, so if you are not happy with your current property manager then please do call us for a chat.

Management Service

As well as letting your property we offer a full management service which includes:

  • Being your point of contact for your tenant throughout the tenancy
  • Arranging maintenance and repairs through our approved contractors
  • Periodic property inspections
  • Producing yearly income and expenditure reports for your accountants
  • Organising and negotiating any renewals at the end of the tenancy
  • Arranging relevant insurances
  • Our fee for this service is very competitive at 5% of the annual rent.

Landlord Fees

WE DO NOT CHARGE OUR LANDLORDS AN ADMIN FEE.
We charge 8% to let a property. This is charged up front and deducted from the first instalment of rent.
We charge 5% to manage a property which is deducted monthly as we collect the rent.
