Before tenancy 

Deposits

Holding deposit (equivalent to one weeks rent) -Once an offer has been accepted, we require a holding deposit in order to remove the property from the market, which will be deducted from the tenant's moving in monies if the tenancy goes ahead. The deposit is non-refundable unless we are unable to offer the property to the tenant, and the tenant may forfeit this deposit if they subsequently make a change to the agreed terms of the tenancy. If the tenant fails referencing, the deposit will be refunded to them. The deposit will not be returned if a credit check reveals a CCJ, IVA or bankruptcy order which they fail to disclose to the referencing agency. The holding deposit will not be returned if applicant provides false or misleading information.

If Rent under £50,000 per year - Five weeks’ rent

If Rent of £50,000 or over per year - Six weeks’ rent


A security deposit is required to account for any damage that may be caused during tenancy, and is protected with a Government-authorised scheme. If protected by Apparent Properties we will provide you with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

 

Fees During Tenancy or Before Tenancy is Renewed:

Tenancy Agreement Change: £50.00 inc. VAT (where a re-issue is required due to tenant providing inaccurate information or a change of instructions on each occurrence

Change of Sharer (tenant’s request): £50 inc. VAT per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing, Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Early Termination (tenant’s request): Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

 

OTHER FEES AND CHARGES

Lost Keys or other Security Devices: Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
