Fees

Before tenancy

Administration Fee - £150 + VAT per person referenced - To cover the tenants administration costs including, but not limited to, collecting references, processing paperwork, and deposit protection.

Guarantor Fee (if required) - £100 + VAT per guarantor - To cover the cost of credit referencing and preparing a Deed of Guarantee.

Deposits

Holding deposit (equivalent to one weeks rent) - Once an offer has been accepted, we require a holding deposit in order to remove the property from the market, which will be deducted from the tenant's moving in monies if the tenancy goes ahead. The deposit is non-refundable unless we are unable to offer the property to the tenant, and the tenant may forfeit this deposit if they subsequently make a change to the agreed terms of the tenancy. If the tenant fails referencing, the deposit will be refunded to them minus the cost of the referencing agency. The deposit will not be returned if a credit check reveals a CCJ, IVA or bankruptcy order which they fail to disclose to the referencing agency.

Security deposit (equivalent to six weeks rent minimum) - A security deposit is required to account for any damage that may be caused during tenancy, and is protected with a Government-authorised scheme. If protected by Apparent Properties we will provide you with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy. In some situations (such as when tenants have pets), the landlord may request a larger security deposit.

During tenancy

Change of tenancy fee - £250 + VAT per new tenancy agreement - To cover referencing and administration costs associated with a change of tenants either mid-tenancy, or on renewal.

Renewal fee - £100 + VAT - For each extension of the Tenancy towards the preparation of renewal documents

Unpaid rent - To pay interest on any unpaid Rent. Interest is payable from the date on which the Rent was due until the date on which the Rent is actually paid. The interest rate will be 4% above the Bank of England Base Rate.

End of tenancy

Check-out fee (price varies based on size of property and whether furnished or unfurnished) - To pay the cost of a check out of the Inventory and Schedule of Condition listing the condition of the Premises and the Fixtures and Fittings on the Premises at the end or earlier termination of the Tenancy.

Landlord Reference - £25 + VAT - Collating information and preparing a reference for a future Landlord or letting agent
